· July 22-26, Keith B. Key, Lori Wynne and Negasi Gebreyes attend the 17th Annual Conference of the National Black Chamber of Commerce, 17th Annual Conference, The Fairfax at Embassy Row.

· The KBK-DC staff and Mr. Key attended the 2009 Congressional Black Caucus Sept. 23-26.

· Sept. 30th the KBK-DC staff attended the Shaw District Community Forum which centered it’s discussion on promoting mixed-use development that integrates local small business development/revitalization with opportunities for local resident affordable housing.

September 15th we paid off the construction loan and closed the permanent debt financing on the $14 million Churchill transaction in NYC. The total debt amount includes bond financed Senior Note and a Subordinate IRP Decoupled Note. The property is 100% occupied, has a new 20 year Sec 8 contract, and the rehabilitation of the property has been complete for several months. We delivered everything we said we would and in fact delivered everything months ahead of schedule. Several KBK team members were involved, but special mention goes to Dave Scott for overseeing the rehab in NY, and Jessica Holman in keeping the loan closing, equity installments, and other documents moving efficiently.

Newburgh, NY
KBK Enterprises is still in the process of developing Burton Towers in Newburgh, NY. Burton Towers is a 126-unit, 8 story senior facility. We are planning to have this project designed and financed in early 2010. This project is estimated at $15million.

Keith B. Key has been selected to receive the 2009 Omega Psi Phi Fraternity Achievement Award for Business by the Iota Chapter in Pittsburgh, PA. The black-tie ceremony will be held on Nov. 21st. This is a very special honor for Mr. Key as a member of this great fraternity, and to be recognized by one of Pittsburgh’s leading group of business and civic leaders.

· Ms. Janice White, a Garfield resident, has been selected as the new property manager for Garfield Heights.

· Applications have begun for Phase 1 of Garfield Heights. We have over 175 potential applicants for the 40 remaining units and we haven’t even begun the advertising campaign!

· Keith B. Key was the guest speaker at the MWDBE Governmental Committee Retreat and Luncheon on October 23rd in Pittsburgh. It was a great event with even greater dialogue.

To-date, there have been 23 local residents hired on the Garfield site as of the end of September 2009!

We have 33.4% Minority Business Enterprises Participation (18% goal) and 11.5% Women-Owned Business Enterprises participation (7% goal). There are the highest numbers in the history of the Housing Authority of the City of Pittsburgh and perhaps the city. We also offered on-site training to YouthBuild participants with 29 receiving OSHA

October 22, 2009 KBKF kicked-off the Peabody High School 2009-10 school year Challenge Program. The Challenge Program rewards students for achievements throughout the school year with monetary motivation. This is the third year of sponsorship of The Challenge Program with Peabody High School, Mr. Key’s Alma mater.

KBKF as committed to support the Pittsburgh Youth Services Investment Fund; The Kingsley Assn’s Urban University (K-12) Youth and Young Adults Program. The commitment to this project is expected to be one year and will encompass an exchange in a number of viable resources which include social services, workforce development training, in-kind resources, mentorships, work experiences and academic support toward career training and development.

KBKF was honored to host the first annual “Take Back The Night” B.W. Cooper neighborhood event on August 4^th. With the assistance of the New Orleans Police Department and the B.W. Cooper Resident Management Company, the KBK Foundation provided safety tips, free food and drinks, games and general fellowship for the residents of B.W. Cooper.

KBKF was pleased to donate and support the OSU Alumni Association event in Cleveland before the OSU v. University of Toledo football game.
